For this term, competition is fierce to find the best mortgage rates in New Jersey. Mortgage Capital Associates has a 4.75% interest (4.977% APR) as does eMortgage Management (4.98% APR). They have a $950 and $1,000 fixed fee, respectively, and are both getting 2 points and have a 30 day lock in period.

AAXA Discount Mortgage has a 4.875% interest (4.979% APR) offer with a $293 fee, 1 point at closing, and a 30 day lock in rate. EverBank has a similar 4.875% interest offer (5.013% APR), but with 0.9 points, $1,095 in fees, and a 30-day lock in time.

15 Year Fixed Rate Best Home Loans in New Jersey
For this term, both Alpine Mortgage and Mortgage Capital have a 4.125% interest (4.458% APR and 4.514% APR respectively) with low fees (under $1,000) and 2 points on a 30-day lock in period.

With Alpine Mortgage, those points can be eliminated by raising the rate to 4.375% (4.461% APR) with the same fees and terms otherwise.
